TIPS TO BUILD YOUR HOME

  1. TEAM UP WITH A REALTOR®
    Your REALTOR® will assist with info on special assessments, taxes, lots available, plans to compare, and builder promotions. Going directly to the builder usually doesn’t save you money.
  2. KNOW YOUR BUILDER
    Get references from those who have worked with the builder and make sure you see their unfinished & finished product.
  3. COMPARISON SHOP
    If you are getting bids from more than one builder, remember to compare apples to apples. Just because two homes have similar amenities, doesn’t mean they are the same quality.
  4. KNOW WHAT IS INCLUDED
    Get everything in writing that is included in your build. Some common items are appliances, washer/dryer, window coverings, sod/hydro seed, final grade vs rough grade yard, deck, and sidewalks.
  5. KNOW YOUR ALLOWANCES
    An allowance is the amount of money the builder sets aside for things such as appliances, lighting, flooring and more. Your REALTOR® will explain what it means if you are over or under budget.
  6. KNOW SQUARE FOOTAGE
    Check out some model homes and decide the size of rooms you need. Don’t forget about closets and storage too!
  7. DOCUMENTATION
    Keep good notes and all of your receipts for lighting, appliances, etc.
  8. BE PREPARED FOR DELAYS
    Weather, waiting for sub-contractors, or visiting the job site too often could cause delays in the construction of the home. Have a backup housing plan if your home is not completed on time.
  9. THINK RESALE!
    Choose a good location and plan to make your home desirable for resale down the road. 
  10. BE PREPARED FOR OVERAGES
    All upgrades will be charged to you, which may change your mortgage payment. Get all changes in writing and know that it may cause a delay and/or up-charge from your builder. Be aware that too many upgrades can cause appraisal issues.
